Tittabawassee Township

Since 2015, the team behind Nord Studio has provided comprehensive planning consulting services to Tittabawassee Township, a growing community in Saginaw County and the Great Lakes Bay Region of Michigan.

Our work has included leading the development and subsequent updates of the Township’s Master Plan; conducting site plan and rezoning reviews; and advising on federal grant administration, floodplain administration, and land use strategy.

This ongoing partnership reflects Nord Studio’s commitment to place-based planning, responsive governance, and the long-term success of Michigan’s local communities.

Community Development Finance

The team behind Nord Group has led innovative efforts in community-based financing.  We specialize in structuring creative, place-based financing strategies that support small-scale development and local revitalization.

By aligning public incentives, private capital, and mission-driven funding, we help bring catalytic projects to life—strengthening neighborhoods, growing local economies, and expanding access to opportunity.

The team has successfully organized and advised crowdfunding campaigns for nine (9) small businesses through the MYPros Community Crowdfund program. These efforts have resulted in over $250,000 in local economic development investment, helping entrepreneurs access capital while strengthening community ownership and engagement.

Nord Social

Nord Social - a sister company to Nord Group - is a neighborhood third place and social club designed to bring people together through warm hospitality, a thoughtful drink menu, and curated events. Located within Centrum Flats, the flagship property of Nord Group, Nord Social reflects the group’s broader vision for vibrant, place-based experiences in walkable neighborhoods.

The concept, design, and business planning for Nord Social were developed by the team behind Nord Group in collaboration with SPACE, Inc., blending Scandinavian modern aesthetics with purposeful functionality. The result is a welcoming, design-forward space that invites connection, conversation, and community in the heart of Midland, Michigan’s Center City District.

Centrum Flats

The flagship development within the Nord Group portfolio, Centrum Flats is an evolving property located in Midland, Michigan’s most walkable neighborhood. Centrum Flats represents our commitment to place-based investment and intentional development from the very beginning.

This investment location was thoughtfully selected as a cornerstone project—anchoring our vision for creating vibrant, community-oriented spaces in Midland’s evolving urban landscape.

Following an adaptive reuse in the first quarters of 2025, Centrum Flats now hosts Nord Social, a vibrant community third place and social club.  Nord Social was thoughtfully curated to meet both a market need and a community desire to retain and attract people. 

Centrum Flats property is positioned for future incremental development. Considering the neighborhood’s need for additional housing and thoughtfully, curated ancillary space, the above image illustrates the vision for added, gentle density to the site.

Housing Policy and Zoning Reform

The team behind Nord Studio has played an active role in advancing housing policy and zoning reform efforts across Midland County, Michigan.

With a deep understanding of local dynamics and development barriers, their work has focused on expanding housing choice, modernizing zoning codes, and supporting long-term strategies to improve affordability and availability.

Through policy advising, research, and collective action with public and private partners, Nord Studio brings a place-based, solutions-oriented approach to shaping a healthier, more resilient housing market in the region.

Center City [Modern]

Nord Studio is developing a focused report on Midland, Michigan’s Center City district, offering insight into the area’s market strengths, underutilized assets, and emerging opportunities. The report will highlight unmet demand for walkable, mixed-use environments and identify where added housing density and thoughtful infill can unlock long-term value for forward-thinking investors and developers.
